Ordinance 7061 CITY OF CHANHASSEN CARVER AND HENNEPIN COUNTIES, MINNESOTA ORDINANCE NO. 706 AN ORDINANCE AMENDING CHAPTER 20 OF THE CHANHASSEN CITY CODE, THE CITY'S ZONING ORDINANCE, BY REZONING CERTAIN PROPERTY TO PLANNED UNIT DEVELOPMENT – XCEL SERVICE CENTER THE CITY COUNCIL OF THE CITY OF CHANHASSEN ORDAINS: Section 1. Chapter 20 of the Chanhassen City Code, the City's zoning ordinance, is hereby amended by rezoning all property in attached Exhibit A from Agricultural Estate District (A2) to Planned Unit Development (PUD). Section 2. The rezoning of this property incorporates the following development design standards: XCEL SERVICE CENTER a. Intent The purpose of this zone is to create a PUD for the Xcel Service Center. The use of the PUD zone is to allow for more flexible design standards while creating a higher quality and more sensitive proposal. The PUD requires that the development demonstrate a higher quality of architectural standards and site design. Except as modified by the Xcel Service Center PUD ordinance, the development shall comply with the requirements of the Industrial Office Park District. b. Permitted Uses The permitted uses in this zone shall be five buildings and their ancillary uses as shown in the Chanhassen Service Center site plan prepared by Loucks dated January 2023.  80,000 square-foot main building including 18,226 square-foot office, 21,920 square-foot crew area, and 39,884 square-foot vehicle storage.  17,580 square feet of vehicle maintenance and boom maintenance tall bay.  three storage buildings of 5,738, 9,447, and 9,840 square feet.  outdoor storage areas within the courtyard area of the storage buildings.  a 175-foot communication tower for fleet communications Ancillary uses shall include employee patios, driveways, and parking facilities, canopies over gas pumps, electric vehicle charging stations, solar panels, solar-paneled car ports, sidewalks, site landscaping, stormwater best management practices, and telecommunication equipment buildings. Such uses may include directional signage. c. The following table displays those setbacks. Building Materials and Design Building materials shall be as specified in the architectural plans prepared by Hagen Christensen & McIlwain Architects plans dated 02/17/2023, City Re-submission. e. Signage 1. Signage shall comply with City standards for Industrial Office Park District. 2. Signage shall not be illuminated on the south elevation of the building. f. Landscaping Landscaping shall comply with the landscaping plan prepared by Loucks, dated 01/12/2023. g. Towers and Antennas Shall comply with the requirements of Chapter 20, Article XXX of the Chanhassen City Code. Section 3. The zoning map of the City of Chanhassen shall not be republished to show the aforesaid zoning, but the Clerk shall appropriately mark the zoning map on file in the Clerk's Office for the purpose of indicating the rezoning hereinabove provided for in this ordinance, and all the notations, references, and other information shown thereon are hereby incorporated by reference and made a part of this ordinance.
