MINUTES

CALL TO ORDER
Chairman Johnson called the meeting to order at 6:35 p.m.

PUBLIC HEARING
Side and Front Yard Setback Variance Requests, 6290 Audubon
Circle, Craig Greenwald, applicant
Dacy stated that the applicant is proposing to construct a 24' x
24' garage four feet into the front and side yard setbacks. She
stated that the residence was constructed in the late fifties and
is located in the center of the lot, approximately 30 feet from
each side of the lot line. She noted that the applicant states
in his letter to the Board, building the garage to the rear of
the home would not be practical because of extensive grading that
would need to occur, a long driveway (approximately 90 feet)
would also be created, resulting in a large amount of bituminous
surface. She explained that the applicant is now parking per-
sonal vehicles on a graveled surface adjacent to the street. She
noted that construction of a garage would eliminate a potential
traffic hazard by allowing an enclosed parking area as well as a
standard width driveway. She stated that of the variances
requested, maintaining the front setback is the most important
for adequate distance to the right-of-way. She stated that an
option that could be considered by the Board is depicted on
Attachment #6. She noted that if the front yard setback is main-
tained, the garage would be six feet from the home therefore
requiring a 4 foot variance to the 10 foot accessory structure
separation requirement. She also noted that a construction con-
dition would be imposed requiring that the garage wall be
constructed of fire resistant material as approved by the Fire
Marshal. She also explained that there are two rows of trees
along the applicant's southern side yard lot line abutting the
rear yard of the neighbor. She stated that staff feels the
impact of the side yard setback would be minimal.
Johnson asked the applicant if he had any problems with staff's
proposal as depicted in Attachment #6.
Greenwald stated no.

Johnson stated that he preferred staff's proposal as shown in
Attachment #6.
Geving and Watson agreed.
Geving stated that the garage walls should be constructed of fire
resistant materials.
Geving moved, seconded by Watson to approve a four foot side yard
and a four foot building separation variance for a detached
garage subject to the walls being constructed with fire resistant
materials as approved by the Fire Marshal. All voted in favor
and the motion carried.

Geving moved, seconded by Watson to approve the September 9, 1985
minutes as written. All voted in favor and the motion carried.
Geving moved, seconded by Watson, to adjourn the meeting at 6:50
p.m. All voted in favor and the motion carried.
