MOTION
The EDA adopts a Resolution Approving Sale of Property.
BACKGROUND
The EDA is the owner of parcels containing public parking lots within the City of
Chanhassen. These lots, located off ofW. 78th St. near Axel's and the Medical
Arts I & II Buildings, are commonly known as the Medical Arts Parking Lots.
(See attached map.) These parking lots are in need of reconstruction. As the City
prepares for this project and the accompanying 429 Assessment process, it would
simplify the project if the City of Chanhassen was the direct owner of the parcels.
The only cost associated with the transaction is the state deed tax, in the amount
of $1.65.
In order to consider this conveyance, a public hearing must be held. Notice of the
public hearing (attached) was published in the Chanhassen Villager on April 29,
2010.
RECCOMENDA TION
Staff reccomends that the EDA adopt the attached Resolution Approving the Sale
of Property.

NOTICE OF PUBLIC HEARING
CITY OF CHANHASSEN
COUNTIES OF CARVER AND HENNEPIN
STA TE OF MINNESOTA
NOTICE IS HEREBY GIVEN that the Economic Development Authority of the City of
Chanhassen, Carver and Hennepin Counties, State of Minnesota, will hold a public hearing on
May 10,2010, at approximately 7:00 p.m. at the Chanhassen City Council Chambers in City
Hall, 7700 Market Boulevard, Chanhassen, Minnesota, relating to the conveyance/sale of
property to the City of Chanhassen. The property is described as Outlot A, CHADDA 2nd
Addition, according to the recorded plat thereof, Carver County, Minnesota and Lot 2, Block 1,
CHADD A 2nd Addition, according to the recorded plat thereof, Carver County, Minnesota. The
property is commonly known as the Medical Arts Parking Lots. Conveyance is pursuant to
Minnesota Statutes, 469.105, all inclusive, as amended.
The public may see the terms and conditions of the sale at the Offices of the Chanhassen
Economic Development Authority, located at 7700 Market Blvd. in Chanhassen, Minnesota. At
the hearing, the authority will meet to decide if the sale is advisable. All interested persons may
appear at the hearing and present their views orally or prior to the meeting in writing.

RESOLUTION NO.
RESOLUTION APPROVING SALE OF PROPERTY
WHEREAS, the Chanhassen Economic Development Authority (liED A") is the owner of
property legally described in the attached Exhibit "A" (the "Subject Property"); and
WHEREAS, the Subject Property consists of public parking areas that are in need of
reconstruction. The City of Chanhassen ("City") has agreed to be responsible for completing the
reconstruction of the parking areas upon conveyance of the Subject Property to the City; and
WHEREAS, the Housing and Redevelopment Authority in and for the City of
Chanhassen ("HRA") holds fee title to the Subject Property; and
WHEREAS, by Resolution 97-29, adopted April 28, 1997, the City created the EDA and
transferred to the EDA all activities, programs, operations and authority of the HRA; and
WHEREAS, to facilitate the reconstruction of the parking lots, the EDA proposes to
convey the Subject Property to the City;
NOW, BE IT RESOLVED that the EDA hereby conveys the Subject Property to the
City.
BE IT FURTHER RESOLVED, that the EDA hereby authorizes its Chairperson and
Executive Director to execute all documents necessary in the opinion of legal counsel to quit
claim the Subject Property to the City.
