Consider Vacation of a Portion of 184 Avenue West Lying North of Quattro
Drive - Vacation File No. 97 -2
Staff has received an application from Mr. Frank Beddor, owner of Lot 7, Block 1, Park One
Third Addition. The applicant is requesting to vacate the westerly portion of 184 " Avenue West
(Dell Road) lying north of Quattro Drive. In return for the vacation the applicant will rededicate
a portion of 184"' Avenue West to maintain a standard right -of -way width. A public hearing
notice was mailed to property owners within 500 feet of the property including the City of Eden
Prairie. The City of Eden Prairie expressed no objections to the proposed vacation. The attached
boundary survey prepared by Lot Surveys (Exhibit 3) indicates the proposed vacation as Parcel A
and the replacement easement as Parcel B. The resulting vacation will maintain a 50 -foot wide
right -of -way from the center of existing 184` Avenue West as well as a 50 -foot wide right -of -way
east of the centerline to maintain a 100 -foot wide corridor. The proposed vacation equates to
2,437 square feet (Parcel A) and the new easement area is 637 square feet (Parcel B). Staff
believes it is no longer in the public interest to maintain the unused right -of -way along 184`
Avenue West; therefore, we are recommending approval of the vacation conditioned upon the
applicant providing the City with a permanent right -of -way easement over Parcel B as denoted on
Exhibit 3.

hearing on Monday, July 14, 1997 at 7:30 p.m. in the Council Chambers in Chanhassen City
Hall, 690 Coulter Drive. The purpose of this hearing is to consider the application of Frank
