7b. Target: Request for Outdoor Storage.76 CITY OF CHANHASSEN 690 COULTER DRIVE • P.O. BOX 147 • CHANHASSEN, MINNESOTA 55317 (612) 937 -1900 • FAX (612) 937 -5739 MEMORANDUM TO: Don Ashworth, City Manager FROM: Kate Aanenson AICP, Planning Director DATE: July 7, 1997 SUBJ: Target Temporary Storage I met with Kathy Guettler the Team Leader at Target a few weeks ago. She wanted to discuss the store's need for additional storage space. It is a good news bad news issue. The good news is that the store is doing very well. The bad news is that additional storage space is needed. I. have asked that Kathy write a letter to state what the issues are. One option is to provide temporary storage bins. As you know, the city does not allow outdoor storage unless it is completely screened. Kathy is proposing a couple of ideas. I would like to get input form the City Council before I pursue an option that may not be acceptable to them. I have scheduled this for the July 16 City Council meeting. 6/1/97 i 1997 CITY _' Kate, Business is great at Target! So great that we have already outgrown our stockroom space! I definitely want business to continue to be great -- especially during the upcoming Holiday season. In order to do this, the store will need to find more storage space to hold the additional merchandise that will be needed for the increase in sales. I have spoken to several supervisors at Target about possible solutions our company might have. This is what we have discussed: -Our store has been considered for a future expansion. As you know this is not something that will be happening any time soon. The company will first need to go over their calculations to determine if the expansion would be profitable, and if so , how long it would take to see a return on investment. -Look for another store sight near the Chanhassen store. This would take 2 years to happen at least. First a sight would have to be found, and then all of the negotiations would have to be completed. (I would hate to lose any business to another community) - Utilize an off sight warehouse. I have tried this before in other stores, and I know how this can negatively impact a stores business. So much time is spent picking up and dropping off freight, which directly affects the guest service on our salesfloor. The ideas I have noted above are either too far off in the future, which will not help our store out this fall, or could negatively impact our business. Our store would like to propose another idea, one that would positively impact our business. Our idea involves temporary outside storage. We would like to utilize storage containers on the outside of our building in the back receiving area -- approximately 6 -8 of them- - through our busy Holiday season. This would be a great solution because we could keep our freight near the store for easy access when our guests would like to purchase it. I hope we can work out a plan with the city that will help us maximize the sales in our building- -which in turn helps out the city of Chanhassen. Please let me know if there is any other information I can get for you. Respectfully submitted, Kathy Guettler Target Chanhassen- -Store Team Lead
