Variance 96 -7 Extension, Harold and Cathy Dahl, 6631 Horseshoe Curve
On August 12, 1996, the subject variance was granted for an addition to an existing home. The
City Code states that a variance is void within one year if substantial action has not been taken on
the project. Since that time, the applicant has changed the design layout which lessens the
variance and increases the distance the addition will be from Lotus Lake. The variance is set to
expire on August 12, 1997, and the owner has not started on the project (see attached letter).
Therefore, they are requesting a one year extension for this variance.
Staff recommends that the City Council grant a one year extension for Variance 96 -7. This
variance will expire on August 12, 1998.

In August , 1996, we requested and were granted a variance for an addition to our current
home. At the time of the request we were working off very preliminary conceptual plans
for our project. After our request for a variance was granted, we began to work with our
architect in earnest. During that time, our plans went through several design changes.
The holidays did put some of our work on hold. In January, 1997, Harold's father was
diagnosed with prostrate cancer and surgery was scheduled for late February with
additional follow up treatment. As he resides in California, Harold took some time to go
out to the west coast. During that time, the house project was put on hold as we attended
to both family and subsequent work matters.
At the end of this June, we once again began to start up our house plans in earnest. We
still have a few minor interior design issues to resolve with our architect relating to the
kitchen layout.
We have also begun to solidify the various quotes from the contractors and are working
on coordinating work schedules with these contractors. We are requesting an extension of
our variance in order to accommodate this process. Another problem that we have run
into is that with the heavy rains that we have experienced this summer, many of the
contractors that we had talked to are behind schedule with their projects that were ahead
of ours thus pushing out the start date of our remodel. Because of this, we have been
trying to work out everyone's time frame/schedule and it has been difficult at best.
Although our target date is for October 1, 1997, we would like to request a one year
extension of the variance so that if for whatever reason, we can not start on or before
October 1, we are not absolutely tied to that date and we would not have to come before
the council again for another request for an extension.
Therefore, we are hopeful that our request at this time can be given favorable
consideration.
