Staff has received a letter from Mr. Joel Cooper, Project Engineer with James R. Hill, requesting the
City consider acceptance of the public street and utility improvements in the above - referenced project.
According to Mr. Cooper, the public street and utility improvements have been completed in
accordance with the approved plans and specifications. The public improvements have been inspected
and approved by City staff. The utility improvements were previously accepted by the City in June of
1994.
It is therefore recommended that the City Council accept the public street and utility improvements in
Trotters Ridge for perpetual maintenance and ownership conditioned upon the developer and/or
contractor supplying the City with an acceptable maintenance bond guaranteeing the streets and storm
drainage improvements for a two -year period commencing on the date of acceptance.

construction for the above referenced project have been completed
in conformance with the approved construction plans. We
request on behalf of our Client, Tandem Properties, that the '
project be accepted for ownership and perpetual maintenance by
the City and that all remaining securities be released to Tandem
Properties.
