SUBJECT: Assessment Deferral, Outlot C, Pioneer Pass
PROPOSED MOTION
"The City Council is recommended to adopt the attached resolution deferring
the assessment for Outlot C, Pioneer Pass, with interest.
City Council approval requires a simple majority vote of the City Council
present."
BACKGROUND
In September, 2010 the City Council
authorized the reapportionment of assessments
on the Sever Peterson property, generally
located east of Audubon Road, south of Lyman
Boulevard and north of Highway 212.

The assessments were reapportioned
to Areas 1, 2 and 3 as shown on the
left. These assessments remained
deferred with interest.

Area 1 was subsequently final platted as Pioneer Pass. The final plat included 41 lots and
five outlots. In the future Outlot C, Pioneer Pass will be final platted into lots and blocks in
the future
The reapportioned assessments within the
Pioneer Pass plat (previously referred to as
Area 1) were spread among the lots and
Outlot C of Pioneer Pass as follows:
41 lots within Pioneer Pass:
$16,313.55 /lots
Outlot C, Pioneer Pass: $864,617.90
The Pioneer Pass development contract did
not specify that the $864,617.90 assessment
on Outlot C was to remain deferred with
interest, as was intended. The recommended
City Council action would remedy this.

WHEREAS, the City Council is recommended to adopt a resolution deferring the
assessment for Outlot C, Pioneer Pass, with interest per the attached memo dated May 23, 2011.
NOW, THEREFORE, BE IT RESOLVED, by the City Council of the City of
Chanhassen that the resolution deferring the assessment for Outlot C, Pioneer Pass, with interest per
the memo attached hereto and made a part hereof, be approved.
Passed and adopted by the Chanhassen City Council this 23r day of May, 2011.
