This trunk utility improvement project was petitioned by land owners and/or developers, i.e. Brett Davidson (Royal
Oaks), The Rottlund Company (Windmill Run), Lundgren Bros. Construction (The Meadows at Longacres, The
Woods at Longacres, and Song Property). The primary project elements included the installation of trunk sanitary
sewer from the Lake Ann interceptor located along the south property line of Prince and extending west across
Galpin Boulevard into the proposed Lundgren Bros. development, a sewer lift station and trunk watermain along
Galpin Boulevard south of Well No. 3 and west through'the Song and Lundgren Bros. property.
The attached assessment schedule has been revised from that which was presented to the Council on August 22,
1994. However, it is still consistent with the City's uniform trunk sewer and water charges. The primary changes
are the result of how the developers desire to have.the proposed assessment apportioned to lots created within the
subdivision. Staff and the project engineer have worked with the appropriate developers on this issue and believe
to have reached a consensus on the apportionment of assessments.
As required, notification of this assessment hearing has been published in the local newspaper as well as individual
notices have been sent to affected property owners. To date, no written assessment objections have been received
for this project. The project engineer.will provide an overview presentation of project costs and assessments at the
meeting. At the close of the assessment hearing, if there are no relevant questions or issues which would require
additional investigation, it° is recommended that the City Council formally adopt the assessment roll for the
Johnson/Dolejsi Trunk Utility Improvement Project No. 92 »5 dated'September 6, 1994 and the term and rate be set

' NOTICE IF HEREBY GIVEN that the Chanhassen City Council will meet at 7:30 p.m.
on Monday, September 12, 1994 at the City Hall Council Chambers to pass upon the proposed
assessment for the Johnson/Dolesji Trunk Utility Improvement Project No. 92 -5. Abutting
properties and those properties deriving benefit from this project are proposed to be assessed.
Specifically, properties in Section 9 and Section 10 to be assessed include:

The proposed assessment is on file for public inspection in the office of the City Engineer.
The total project cost to be assessed is $1,710,422.00. Written and oral objections will be
considered at the meeting, but the Council may consider any objections to the amount of a
proposed individual assessment at an adjourned meeting upon such further notice to the affected
property owners as it deems advisable.
An owner may appeal an assessment to the District Court pursuant to Minnesota Statute
Section 429.081 by serving notice of the appeal upon the Mayor or City Clerk of the City of
Chanhassen within thirty (30) days after the adoption of the assessment and filing such notice
with the District Court within ten (10) days after service upon the Mayor or City Clerk. No
appeal may be taken as to the amount of any assessment adopted unless a WRITTEN NOTICE
signed by the affected property owner is filed with the City Clerk prior to the assessment hearing
or presented to the presiding officer at the hearing.
Residents who are 65 year of age or older, or retired by reason of permanent and total
disability may apply to have payment of the assessment deferred. The application shall be made
to the City Clerk within thirty (30) days after the adoption of the assessment roll by the City
Council.

The latest revisions to the assessment roll include:
1. Splitting of The Woods at Longacres assessments based on the recently filed
plat and the Developer's requests.
