One of the conditions of approval was: "A revised landscaping plan shall be brought back to the City Council addressing ' the southern portion of the site A berm shall be incorporated into the plan to screen the trash location from views. The applicant shall provide staff with a detailed cost estimate of landscaping to be used in calculating the required financial guarantees. These guarantees must be posted prior to building permit issuance." ' The applicant has submitted a revised plan, consistent with the City Council's direction and staff's recommendation on the landscaping issue. The applicant will be required to post surety for landscaping in the development contract. However, it appears that the monument sign ' encroaches into the sight triangle on the corner of West 78th Street and Market Boulevard. The sign must be moved outside of the sight triangle. We are recommending approval of the plan with conditions. STAFF RECOMMENDATION: > ' "The City Council approves the landscaping plan, revised May 6, 1994, as part of the site plan application #89 -2 PUD with the following conditions: ' 1. The monument sign shall be moved outside of the sight triangle. 2. The applicant shall provide staff with a detailed cost estimate of landscaping to be used ' in calculating the required financial guarantees.
