Accept Utility and Street Improvements
PROPOSED MOTION
"The City Council approves the Utility and Street Improvements in The
Preserve at Bluff Creek 3 rd Addition for perpetual maintenance and ownership."
City Council approval requires a simple majority vote of the City Council
present.
Staff has received a letter from Francis Hagen, Director - Residential Development
with Westwood, requesting the City consider acceptance of the utility and street
improvements in the above - referenced project. According to Mr. Hagen, the public
utility and street improvements have been completed in conformance with the
approved plans and specifications. City staff performed a walk - through inspection
of the project and found the utilities and streets in satisfactory condition. All testing
has been successfully completed as well.

Professional engineering services including the design and observation of public improvements
for Preserve at Bluff Creek 3 Addition have been provided by Westwood Professional Services,
Inc. The public improvements consisted of sanitary sewer, water main, storm sewer and streets
construction were observed by our construction observer to be constructed in accordance with
the City of Chanhassen requirements. Based upon our part-time observations, it is our opinion
that all construction is in conformance with the approved project plans and specifications.
Westwood Professional Services, Inc. requests that the City of Chanhassen accept these public
improvements for City ownership and that the letter of credit be reduced to the minimum amount
per the conditions of the Developers Agreement for this project.

A RESOLUTION ACCEPTING PUBLIC STREET AND UTILITY
IMPROVEMENTS IN THE PRESERVE AT BLUFF CREEK 3 RD ADDITION
PROJECT NO. 10-07
WHEREAS, the City has received a letter from Francis Hagen, Director — Residential
Development with Westwood indicating the above - referenced street and utility improvements have
been completed in conformance with the approved plans and specifications and all testing has been
successfully completed; and
WHEREAS, staff has performed a walk - through inspection and finds the improvements
acceptable for perpetual maintenance and ownership.
NOW, THEREFORE, BE IT RESOLVED that the Chanhassen City Council hereby
accepts the streets and utility improvements in The Preserve at Bluff Creek 3 rd Addition, Project
No. 10 -07, for perpetual maintenance and ownership.
Passed and adopted by the Chanhassen City Council this 9 1h day of April, 2012.
