Reduction of front setback for Lot 6, Block 1, Lynmore Addition
At the public hearing for the Lynmore Addition on March 17, 1999, Mr. Paul
Palmer requested that the Planning Commission approve a reduced setback to
permit a front porch on Lot 6, Block 1, Lynmore Addition. The Planning
Commission was concerned about granting a reduced setback for the property
without seeing the proposed addition to the home.
Mr. Palmer submitted sketch plans showing a proposed wraparound porch on the
west side of the house. This porch would encroach eight feet into the proposed 25
foot front setback resulting in a 17 foot front yard.
While staff is not opposed to permitting Mr. Palmer to improve the look of the
front of the home, staff does not believe that a 17 foot Setback is in keeping with
the future character of the neighborhood. Staff Would support the establishment
of a 20 foot front setback for this lot which is permitted within the PUD
ordinance. Since we are still in the approval process, the developer may be able to
realign the street to pick up the additional three feet needed to permit Mr. Palmer
to add the porch design he desires.
RECOMMENDATION
Staff recommends that the Planning Commission adopt the following motion:
"The Planning Commission recommends approval of a 20 foot front setback for
Lot 6, Block 1, Lynmore Addition to permit a front porch on the existing home."
