I Staff has received a request from Lundgren Bros. Construction relative to their residential PUD
which was approved on October 26, 1992. They are requesting an extension of preliminary plat
approval until June 1, 1994. They have indicated that delays in the provision of city water and
I sewer to the site are the primary cause of the request for an extension. As the City Council is
aware, utilities are currently in the process of being installed to serve this property as well as
surrounding parcels. In fact, at the present time we are working with Lundgren Bros. on the
I platting of the Song parcel which is located immediately adjacent to and east of the
Johnson/Dolejsi/Turner site. The delay allows both properties to be designed to function together
in a manner that improves the efficiency of roadway and utility services. Staff believes no
I significant changes have occurred since last year's approval that would cause us to reconsider
this approval. However, there are several aspects of this plat that will need to be "fine tuned"
to comply with aspects of the Song PUD. We are therefore recommending that an appropriate
1 condition be added.
RECOMMENDATION
I Based upon the foregoing, staff recommends that the preliminary plat for Johnson/Dolejsi/Turner
property, #92 -4 PUD be extended to June 1, 1994, subject to approved conditions and the
1 following:
"The Johnson/Dolejsif Furner final plat be redesigned to respond to conditions raised with the
1 Song PUD in the areas of roadway design, trail development and the merger of several lots
located on the common property line."

On October 26,1992, the City Council approved the Preliminary Plat for the
Johnson/Dolejsi/Turner property in the City of Chanhassen submitted by 1
Lundgren Bros. As you know, after significant delays, City Public
Improvement Project 92 -5, extending public sewer and water to the
Johnson/Dolejsi/Turner property is presently under construction but will not be 1
completed until some time in 1994. Because of these delays the development
construction time frame was postponed as well.
Therefore, we are asking that the City extend the Preliminary Plat Approval for
the Johnson/Dolejsi/Turner property until June 1, 1994. We presently are
preparing our final plat and will be submitting it to the City very soon and the
development construction should be synchronized with the completion of the
Public Improvement Project..
