This is the second increase in two years and I think unwarranted. ' I know that other homes in our neighborhood are valued at a much higher value, but our neighbors have been doing a lot of improvements to their homes. We, unfortunately, have been unable to. We have had our house evaluated and have been told it needs the following improvements before it can be sold at a reasonable profit to us: (We purchased the house at 78,000 dollars 12 years ago.) 1) Water damage to the walls and ceiling in the laundry room needs to be repaired and improvements made so that further water damage will not result in the future. 2) Tiles in the bathroom must be replaced, probably all of them since ' some have fallen and broken and there is wall damage. 3) The cabinents in the bathroom must be repaired or replaced since ' there are no stops on the drawers and some have fallen out and been broken. 4) All the carpet throughout the entire upstairs should be replaced ' since it is quite old, worn and stained. 5) Some of the windows should be replaced since they loose a lot of heat from the house and we have to cover them with plastic every winter. They also have a very old style closure system which is getting bent and not functioning as well. ' 6) The sliding door on the 1/2 bathroom is broken inside the wall and cannot close. The wall may have to be taken down to repair it. 7) The siding on the house needs to be replaced since it will not hold paint and needs constant maintenance. Box 147 Chanhassen, MN 55317 - Dear Friends: Last year we appealed our taxes, but the appeal was disallowed. At that time we were unable to pursue our request. This year we have received Notices of Assessment for our three pieces of property. #R 25.6880010 Tract A $88,600 #R 25.6880040 Tract D 26,500 #R 25.8070270 Outlot D 100 / � $115,200 w , // Pam � I am enclosing proof that in 1991, when we re- mortgaged our property, the VA appraiser valued it at $99,000. At that time he looked inside and outside of the house. We have completed no additions since that time, though a garage is now under construction. Ms. Wyse evaluated the property at $103,700 on Nov. 25, 1992. We cannot see why the valuation suddenly went to over $115,000. We must ask, in addition, if the valuations given are for 100% of the property value. We know in times past that the assessed amounts used in different counties were often based on values of some previous year. This was done for convenience. M.s. Wyse did not enter the house because of a family member's illness but 1 my wife may have said our basement was 100% finished in answer to a question. Only the front half is finished, plus about 70 square feet of back.half. If I may philosophize, it is not clear how one calculates road value. In the forties when I lived here before, Pleasant View Road was a sleepy, seldom used road, and the property on the lake side of the road appeared to be one with the rest on the upper side. Now it can be very dangerous to cross with all the traffic we have, and it is one reason we felt compelled to consider building another garage by the house. It seems that the heavy road use devalues the property of those adjacent to it along our stretch, and visitor parking is precarious at best.
