1 SUBS: Development Contract for Teich Subdivision
' Please find attached the Development Contract for the Teich Subdivision #92 -9. The purpose
of this contract is to ensure that there is no development allowed on the vacant lot being created.
There are no public improvements with this subdivision, easements or dedications required.
Staff is recommending that the City Council approve the Development Contract for the Teich

DEVELOPMENT CONTRACT
1 AGREEMENT dated this day of , 1992, by
' and between the CITY OF CHANHASSEN, a Minnesota municipal corporation
( "City "), and DAVID TEICH
(hereinafter the "Developer ").
1. Request for Subdivision Approval. The Developer has
1 asked the City to approve the subdivision of the land described on the
attached Exhibit "A" into two separate lots as described on the
attached Exhibit "B" and Exhibit "C ".
2. Conditions of Subdivision Approval. The City hereby
approves the subdivision on condition that the Developer enter into
this Agreement and abide by its terms.
3. Plat Not Required. The above subdivision is exempt from
1 platting under the City's Subdivision Ordinance.
' 4. Restrictions on Future Subdivisions. Future minor
subdivisions of the lots are prohibited.
1 5. No Building Permits. The land described on Exhibit "A"
is outside the Municipal Urban Service Area ( "MUSA "). The maximum
1 density allowed is on single family dwelling per ten acres. A single
family dwelling exists on the land described on Exhibit " B " . Until all
"
the property described on Exhibit "A" is brought with the Municipal
1 Urban Service Area, no building permits will be issued for the land
described on Exhibit "C ".
6. Park and Trail Dedication. Subject to the provisions of
paragraph 5 above, prior to the issuance of building permits for
residential construction on the land described on Exhibit "C ", the

Developer, its successors or assigns, shall pay to the City the park 11
and trail dedication fees then in force pursuant to Chanhassen City '
Ordinances and City Council resolutions.
7. Miscellaneous. '
A. This Agreement shall be binding upon the parties,
their heirs, successors, and /or assigns, as the case may be. 1
B. This Agreement shall run with the land and shall be
recorded against the title to the subject property.
