1 As noted in the attached January 30 , 1990 letter, Redmond
Products is interested in the City commencing with a feasibility
study for the eventual construction. of Lake Drive West between
Audubon Road and County Road 17. The project location is noted
I on the attached map. Redmond Products is presently the owner of
Outlot D, Chanhassen Lakes Business Park , and is planning the
construction of a manufacturing facility on the property.
IStaff has had initial discussions since early December , 1989 with
Redmond personnel and their consultants to discuss their site
1 plans and schedule. They have emphasized the fact that construc-
tion of Lake Drive during 1990 is a crucial element of the
planning for their facility. A preliminary plat for the site is
I proposed to be submitted in February. The preliminary grading
plan indicates an initial building and office area of approxima-
tely 250 , 000 square feet with expansion potention for an addi-
tional 150 ,000 square feet.
IAs noted in the attachments, the City has been provided with a
$20, 000 letter of credit to guarantee the City ' s reimbursement
I for the cost of the feasibility study in the event that the pro-
ject would not proceed forward. This is consistent with our
policies on previous developments of this nature. The specifics
of the plat and site plan development will obviously be hammered
I out as a part of upcoming Planning Commission and City Council
agendas in the near future.
I The total cost for the City 's improvements including utilities is
in the 1 . 0 to 1 .1 million dollar range. The site lies within the
City ' s tax increment finance district.

In authorization anticipation of
p ho ization of the feasiblity study, this
office has solicited proposals from four engineering firms who
are familiar with our standards and requirements (HNTB, OSM,
Engelhardt and BRW) . The consulting firm selected to proceed
with this project needs to be capable of expeditiously responding
to the demands of the project schedule while providing good quality engineering and continuity through the construction Ir
phase. The fact that the preliminary plat has just recently been
initiated will pose additional challenges to proceeding rapidly.

Extreme coordination and cooperation will be needed in order to
prepare a set of construction documents which will have a minimum
of errors and omissions . It is the conclusion of this office,
after reviewing the submittals of the respective firms, that BRW 111
is the firm best suited to meet the needs and demands of this
project.
It is therefore recommended that the City Council authorize the II.
preparation of a feasibility study for the extension of Lake

Drive West from County Road 17 to Audubon Road and that the firm
of BRW be selected as the City's consultant on this project.

Chanhassen to begin a feasibility study for the eventual
construction of Lake Drive along the south border of the site
presently knowns as OUTLOT D, CHANHASSEN LAKES BUSINESS PARK.
Redmond owns this site and is planning the construction of a II
manufacturing facility on the property. The exact schedule of i
this facilities completion is not set, however, the construction
of Lake Drive during 1990 is a crucial element of the planning of I
this project.
Sunde Land Surveying, Inc. has been retained to begin preparations t
for a preliminary plat to be submitted to you in early February,
1990. Their efforts will require them to contact the city staff
for further information relating to this property.
