Improvement Project No. 90-1, Call Public Hearing
At the request of Redmond Products, the City Council authorized the Pa re ration
P
of a feasibility study to evaluate the construction, costs and funding aspects
1 of constructing Lake Drive West between Audubon Road and County Road 17 (Powers
Boulevard). The attached report has been prepared by BRW in coordination with
the Redmond property site development proposal and also in concert with the
1 City's Audubon Road South improvement project currently in design.
The feasibility study in detail summarizes the aspects of the project. The
' project area lies within the City's redevelopment district. A preliminary
assessment roll has been prepared and is shown in the report for the utility and
roadway improvements. Due to the green space and mixed density land uses along
the roadway alignment, i.e. Redmond Products/Lake Susan Hills West multi-density
1 versus City park and Riley Creek drainageway, a unit basis has been utilized to
more equitably assess the project benefit to the properties.
' The timeline for the project is laid out in the feasibility study and is
consistent with the proposal presented earlier by BRW. As noted, construction
is scheduled to commence in mid August of 1990. Redmond Products site
development is currently in the Planning Commission phase with preliminary plat
1 and site plan review scheduled for April 18, 1990. Staff will be happy to delve
further into the details of all three interrelated projects if necessary at
Monday night's meeting.
It is therefore recommended that the attached feasibility study for Lake Drive
West Improvement Project No. 90-1 be accepted by the City Council and a public
1 hearing be called for April 23, 1990.
