Order 2005 MUSA Improvements - Project No. 04-05
REQUESTED ACTION
Order 2005 MUS A improvements not constructed in conjunction with the TH 212
project.
BACKGROUND
On August 23,2004, the City Council received the feasibility study and report for
the 2005 MUS A Improvements, and on September 13,2004, the Council
conducted a public hearing for the improvements. The 2005 MUS A
Improvements include various street and utility improvements within the 2005
MUSA area.
On February 14, 2005, the Council ordered the portion of the 2005 MUSA
Improvements that will be constructed in conjunction with the TH 212 project.
This requested action is the ordering of the portion of the 2005 MUSA
Improvements that will not be constructed as a part of the TH 212 project.
DISCUSSION
Since the public hearing in September, staff has been meeting with property
owners and developers to discuss the proposed infrastructure improvements for
the 2005 MUSA area. Staff met with the property owners and developers as a
group on February 17, 2005 and there was a consensus, with the exception of one
property owner, that the City should proceed with the design and implementation
of the proposed improvements that will be constructed separate from the TH 212
project. The property owner that did not want the project to move forward is the
owner of the agricultural preservation parcel that cannot be developed until 2008.
The 2005 MUSA Improvements that will be constructed separate from the TH
212 project include the following:
. Roadway Improvements
1. East-West Collector Roadway between Audubon Road and Powers
Boulevard

These improvements are further detailed in the Feasibility Study and Report for
the project dated August 19, 2004 and as illustrated on the attached Exhibit 1.
At this time, staff is recommending that the Council order this portion of the 2005
MUSA Improvements.
