The existing Target store located between W. 78th Street and Hwy 5 in downtown
Chanhassen is being expanded by approximately 11, 700 SF. The building is being
expanded to the north and slightly at the southwest comer. The total building expansion
is below the 10% maximum expansion allowed and will be addressed administratively by
City staff for architectural detàiling, permitting and code compliance.
The proposed expansion impacts two dràinage and utility easements. Target is proposing
to vacate and rededication the drainage and utility easements as shown on the attached
plans.

I. NORTH VACATION AND REDEDICATION
To vacate and rededicate a dràinage and utility easement for sanitary sewer and water
along the north facade of the Target Expansion. '
2. SOUTHWEST VACATION
Vacate a small Rectangular area to keep the sidewalk and retaining wall out of the
easement area.
Description of Request
North Facade
The proposed building expansion is primarily to the north where the existing drainage
and utility easement will be impacted, as well as the parking area and landscape. The
existing utilities and parking lot are being redesigned as shown on the attached plans.
The water and sanitary sewer lines will be reconstructed as shown on the attached plans.
Plan and profile drawings of the new utilities are shown as requested by the City.
The proposed dràinage and utility easement will protect the City and guarantee access to
the new watermàin and sanitary sewer. The reconstructed utility lines will be built to
City standards and all CitylWatershed permits will be in place prior to construction
beginning.
Southwest Exoansion
The minor addition to the building will require the sidewalk to be extended to provide
access to the buildings. The existing FFE of the store is above grade at this comer and
the new sidewalk will require a retaining wall. There is no change proposed to the
existing slope west of the wall, fence line, and shrub massing or pond elevation.

The 'above described application for approval of a land development proposal was filed with the Chanhassen Planning
Department on March 21, 2000.
In order for us to provide a complete analysis of issues for Planning Commission and City Council review, we would
appreciate your comments and recommendations concerning the impact of this proposal on traffic circulation, existing and
proposed future utility services, stann water drainage, and the need for acquiring public lands or easements for park sites,
street extensions or improvements, and utilities. Where specific needs or problems exist, we would like to have a written
report to this effect from the agency concerned so that we can make a recommendation to the Planning Commission and City
CounciL
This application is scheduled for consideration by the Chanhassen City Council on Monday, April 10, 2000 at 6:30 p.m. in
the Council Chambers at Chanhassen City Hall. We would appreciate receiving your comments by no later than April 3,
2000. You may also appear at the Planning Commission meeting if you so desire. Your cooperation and assistance is
greatly appreciated.

àlteration permit from the District is not required.
