SUBJ: Acceptance of Utilities in a Portion of Lake Susan Hills
1 West 4th Addition
Project No. 90-14 (pvt)
The developer, Joe Miller Homes, Inc. , has requested the City
accept a portion of the utilities along Lake Susan Hills Drive
and Mallard Court in Lake Susan Hills West 4th Addition ( see
I Attachment A) . As this type of request is typically not con-
sidered until the project is completed, however, the developer in
cooperation with the County' s grading contact experienced delays
II in coordinating their construction efforts. Therefore, only a
portion of this development was able to be completed this fall.
I The developer has sold a number of these lots and is anxious to
start pulling building permits. City Staff has inspected and
tested the utilities in this portion of the project and has
found it to be ready for the City' s acceptance and perpetual
I maintenance. It is therefore recommended that the utility improve-
ments for a portion of Lake Susan Hills West 4th Addition, as
indicated on Attachment A, be accepted for public ownership and
I maintenance contingent upon receipt of an .acceptable maintenance
bond from the contractor guaranteeing the work for a -two-year
period commencing on the date of this acceptance.
