The applicant wishes to subdivide a portion of their lot and combine it to an adjoining property, Lot 5 , Block 3 (Attachment #2) . The sub- division ordinance normally allows such a subdivision to be I exempt from platting. However, the subject parcel is a Torrens property which requires the property to be platted. Since the City allows the lot to be subdivided administratively, Carver County stated that they will accept an administrative sub- division, rather than requiring the property being platted, if the City Council adopts a resolution accepting the subdivision. The proposed subdivision meets the requirements for an admi- nistrative subdivision and will not create any variances. RECOMMENDATION ' Staff recommends the City Council adopt the following motion: "The City Council adopts the attached resolution approving the administrative subdivision for Robert Conklin.” 1 I I 1 I I I I I I I 1 I I I 1 I I I 1 IICITY OF CHANHASSEN CARVER AND HENNEPIN COUNTIES, MINNESOTA il DATE: November 13 , 1989 RESOLUTION NO: IIMOTION BY: SECONDED BY: WHEREAS, the City has received a petition to divide a portion I of a platted lot to an abutting platted lot (Lots 4 and 5 , Block 3 , Kurvers Point) ; and I WHEREAS, the Subdivision Ordinance, Section 4 . 2 , 1 (a) allows administratively approving the division of a platted lot to add a portion of the lot to an abutting lot; and IWHEREAS, the proposed lot split is dividing a platted lot to add a portion of the lot to an abutting lot; and I WHEREAS, the remaining parcels conform to the requirements of the Zoning Ordinance; and I WHEREAS, the lot division meets the requirements of an admi- nistratively approved subdivision. I NOW, THEREFORE BE IT RESOLVED, the Chanhassen City Council approves the administrative subdivision of Lots 4 and 5, Block 3 , Kurvers Point as depicted on attached Exhibit A and described on Exhibit B.
