ISUBJ: Approve Plans and Specifications for Extension of
Sanitary Sewer and Watermain to Lots 9 and 15 , Block 1 ,
I Chanhassen Hills 1st Addition

IBackground
In 1986 , sanitary sewer and water services were extended into
I Chanhassen Hills 1st Addition under street and utility improve-
ment project No. 86-2A conducted by Ron Krueger & Associates,
Inc. for Meritor Development Corporation.
IUnder this improvement project, utility services were not
extended to Lots 9 and 15 , Block 1 ( two flag lots on the north
side of this subdivision - see Attachment #1) . Utility easements
Iwere provided for future use , however .
Present
1 Mr. Steve Slack of Buyers Support Group, Inc . is the present
owner of these two lots and now wishes to build on these lots.
I Mr. Slack ' s consultant, C.C.S.T. , Inc. , has prepared the attached
utility plans according to the City ' s standards . The
understanding is that Mr. Slack will pay for installation of
I these utilities and dedicate them to the City upon completion for
public ownership and maintenance.
I The proposed utilities will be installed along the existing ease-
ments . Service stubs will be provided for each lot. Lot 15 is
land locked since it does not have frontage on a public street.
Access is to be provided to Lot 15 by means of a driveway across
I Lot 9 . In order to provide proper legal access to Lot 15 , a
50-foot right-of-way shall be dedicated to the City across Lot 9
from Chanhassen Hills Drive to Lot 15 following the current 'uti-
1 lity easements (see map ) .

It is therefore recommended that the City approve a rove the
plans and specifications for sanitary sewer and watermain exten-
sion as prepared by C.C.S.T. , Inc . subject to the following
conditions:
1 . The applicant shall enter into a development contract with
the City and provide the City with the necessary financial
sureties to guarantee the proper installation of these public
improvements.
2 . A 50-foot roadway right-of-way shall be dedicated to provide
permanent access to Lot 15 across Lot 9.
