The McGlynn development involves two I phases of construction on a 37 acre site. The first phase is 21 acres and the second will be 16 acres. This request is similar to what was approved for Gary Brown ' s I Mini Storage project and Electro-Craft. In this case, the first building permit would include park dedication charges of $22 ,050 and trail dedication charges of $7 , 350 . The first building per- I mit issued for the second phase of development would include $16 , 800 for park dedication and $5 ,600 for trail dedication. I As this conforms with the previously set policy, it is the recom- mendation of this office to approve the phasing of park and trail dedication fees with the phases of the McGlynn development. At the present time , McGlynn Bakeries is building on a 37 acre lot on the south end of the overall site . Initial construction is the first phase of what will eventually be two McGlynn Bakeries buildings on the 37 acre parcel . Land associated with phase one totals 21 acres . Therefore , we request that park fees be calculated on the basis of 21 acres at the present time and that additional park fees be collected at the time that the second phase of the development occurs .
