Colony Point Subdivision , Brad Johnson/William Kirkvold

Attached are the construction documents for the Colony Point sub-
division dated "Received October 12 , 1988". The City Council
approved the final plat on June 27 , 1988 .
' Consistent with City Council ' s direction , the plans call for the
extension of public utilities which conform to City standards ,
and the construction of a cul-de-sac to private driveway stan-
dards through the public platted right-of-way of Frontier Court .
1 The proposed street grade is 7 . 94% as compared to the City ' s
recommended maximum of 7 . 0% . The proposed street grade is
1 warranted to minimize tree removal and side-slope grading onto
the existing properties . The proposed street section is accep-
table for the private drive .
1 The public utilities have been located to minimize disturbance to
the surrounding area and to minimize the length of each indivi-
dual house service . We find that this plan is acceptable .
1 The plan does not address erosion control . A revised erosion
control plan shall be submitted to the City Engineer prior to the
' commencement of any construction. The erosion control shall be
Type II erosion control . The City ' s standard detail for the
installation of Type II erosion control shall be placed on the
plan set .
1 The Developer has executed the Development Contract and has pro-
vided the City a cash escrow for the subject plat in the amount
1 of $5 , 000 . The applicant will be required to furnish the City
with the remainder of the financial security needed as stipulated
by the Development Contract prior to the commencement of any
construction.

It is therefore recommended that the plans and specifications for
the Colony Point subdivision dated "Received October 12 , 1988" be
approved upon the following conditions :
1 . The Developer shall provide the City with the financial
security called for in the Development Contract prior to ini-
tiation of construction.
2 . The applicant shall obtain and comply with all conditions of
the Watershed District permit .
3 . A revised erosion control plan which shows Type II erosion
control shall be submitted to the City Engineer for approval
prior to the commencement of any construction.
4 . All erosion control shall be in place prior to the commence-
ment
of any construction. The Developer shall check all ero-
sion controls periodically and shall make all the necessary
repairs promptly . All erosion controls shall be maintained
until a vegetative cover has been established .
