The preliminary plat extension was approved because the proposed TH 212 corridor, which will impact the subject site, had not yet been determined by an official map by MnDOT. The extension for preliminary plat approval was given until January 1, 1989 . On June 27 , 1988 , the City Council also extended preliminary plat approval for a subdivision proposed by Sever Peterson on the north side of Pioneer Trail (Attachment #2) . Again, the reason for the approval was that the TH 212 corridor and the realignment of Pioneer Trail will impact the subject property. The City Council approved to extend the preliminary plat approval deadline until January 1, 1989. ANALYSIS As of this date, the city has not received an official map of the Th 212 corridor from MnDOT. The official map should be completed in the near future. For Sever Peterson to receive preliminary plat approval for both subdivisions by January 1, 1989, as established by the extension approved by the City Council, Mr. Peterson would have to be going through the application process at this time. Mr. Peterson is requesting another extension to the preliminary plat approval for both subdivisions until the official map has been completed by MnDOT. The circumstances for approving the previous extensions still exist and staff supports approving another extension to the preliminary plat approvals . Rather than establishing a set date, staff is recommending that the City Council approve extending the preliminary plat deadlines to three months after the Th 212 official map has been adopted by the city. Mr. Don Ashworth October 18, 1988 Page 2 RECOMMENDATION Staff recommends the City Council adopt the following motion: "The City Council approves the preliminary plat extensions for Subdivision Requests #87-9 and #86-23 for Sever Peterson until three months after the city adoption of the Official Map for TH 212 corridor. Mayor Hamilton: This item before the Board of Adjustments and Appeals so Willard, can you inform the Council what the disposition was. Willard Johnson: We discussed it. (./1-0\\/10210t...4 0 -a Mayor Hamilton moved, Councilman Horn seconded to approve preliminary plat extension until January 1, 1989 because of the proposed TH 212 corridor. Without the corridor having been approved and finalized at this point, Mr. Peterson doesn't know how it's going to affect his property. Until he knows how it's going to affect his property, he can't go through a platting process. All voted in favor .and motion carried. HSZ DEVELOPMENT, SOUTHWEST CORNER OF TH 7 AND TH 41: A. Mayor Hamilton: This is an item that's been before us many times also. We have new developers of this property who have presented a plat to us. Barbara Dacy: At the Planning Commission meeting on March 16, 1988, the Planning Commission covered a number of issues and the Planning Commission Chairman is here tonight, or at least I thought he eras.
