Landscaping THE PRESERVE AT RICE LAKE PART OF FINAL PLAT APPLICATION SUBMITTAL Chanhassen, MN Landscape Plan and Three Year Landscape Warranty As required by the City of Chanhassen, the new subdivision, The Preserve at Rice Lake, we have a detailed landscape plan for a three year landscape warranty. This landscape plan will be implemented and warrantied by the developer of The Preserve at Rice Lake for all nursery bought plant materials. The developer/owner of the property shall enter into a three year warranty phase beginning at the time of initial plantings and shall ensure that the landscape plan is implemented, installed and guaranteed to survive the initial three year period. This shall include the following areas; trees and shrubs, mowed turf, wetland buffer areas and infiltration basins. Following the initial three years, the responsibility shall pass from the developer to the current landowner, be it the developer or the new resident of the parcel. The current owner shall not alter any of the plantings of the original landscape plan to ensure that the site will remain in its’ original state as intended by the original landscape plan approved by the City of Chanhassen as part of the final plat approval process. Cover Crop For Disturbed Areas After Initial Grading of Development Developer will use a cover crop of winter wheat at a rate of 50 pounds per acre. Site Preparation For Cover Crop Seeding Site Preparation shall consist of the following:  Preparation of the seedbed in a manner that prepares the project site for seed. After final grading has been completed, any disturbed areas will be cultivated with a light disking and dragging.  The developer will install seed according to specifications after seedbed is prepared. Trees and Shrubs All nursery bought trees and shrubs shall be Minnesota grown nursery stock and comply with the ANA (American Nurseyman Association) standards and guidelines. All nursery bought trees and shrubs shall be installed as per the specifications on the landscape plan. The landscape contractor shall be responsible for keeping all trees and shrubs alive and in good condition with an initial three watering treatment once every 2 weeks for a total of 6 weeks (weather permitting). Any necessary trimming and pruning of trees and shrubs will be completed until the one year anniversary date of the plantings. Once the project is accepted by the city, the Preserve at Rice Lake covenant conditions and restrictions declaration will require the homeowners to maintain the trees and shrubs that were installed from the original landscape plan. All homeowners’ irrigation system will be required to have a rain sensor to prevent over watering. 1 Trees and shrubs which are not within the reach of an individual homeowner’s irrigation stst system, the developer/owner will between the dates of April 1 and November 1 water these trees and shrubs in the event it does not rain for thirty days in the first three years. Damaged plants will be pruned or trimmed to improve the health of the tree for the first year. Pesticides can be applied as necessary and in accordance to the manufacture’s recommendation(s). All newly planted trees and shrubs shall be guaranteed for three years. The developer shall be responsible for all nursery bought trees and shrubs for the full three years. In the event any nursery bought trees or shrubs die in the first three years from drought, or disease, the developer/owner will replace them. th Trees and shrubs shall be planted between the time periods of August 15 to November stthst 1 or April 15 to June 1. Mowed Turf All mowed turf areas shown on the plan shall be established as sod. Sod shall be good quality, weed less and locally grown. All mowed turf areas around homeowner’s homes, shall be irrigated with an in ground irrigation system with rain sensors. Wetland Buffers A wetland buffers has been provided between residential lots and the delineated wetlands. The buffers are to do exactly that, buffer the wetland from the impacts of residential lawns. The buffers shall be established by the developer and is noted on the grading plan and landscape plan. Once all the lots are sold, the individual homeowner’s as stated in the covenants, conditions and restrictions for the development shall be responsible to preserve the buffer in its’ natural state. This means that they shall not damage, grade, fill, excavate or alter these buffer areas in any way. The buffers shall not be used as an active part of the residential lawns, meaning it will not be mowed and maintained as turf lawn, used for playground sets, gardens or outdoor storage. No structures, temporary or permanent, shall be constructed or placed within the buffer areas. Part of our goal with the Landscape Plan for the Preserve at Rice Lake is to preserve the wetland buffers that are disturbed during construction with a native prairie grass. Seed Specifications  Use native grass seed: Landscape contractor will use dry and fresh crop seed.  Seed mixes shall be blended by the landscape contractor using the specified species below. Seed mix species and ratios shall be guaranteed by the landscape contractor to be true to specifications as required and planted according to CRP standards and principles. The landscape contractor shall supply and plant a native seed mix which will include the following: Big Blue Stem, Switch Grass, White Prairie Clover, Oats and Black Eyed Susan’s. 2 Seeding and Planting Protocol  Dormant seeding shall occur between mid October and mid November.  Seed may be hand-broadcast or planted using a calibrated seed drill over the disturbed buffer areas with the species mix identified above. After seeding, the site will be dragged and culti-packed to ensure good seed to soil contact in accordance with the seed supplier’s recommendations. Maintenance of Buffer Areas Buffer areas that were disturbed during construction and that have been reseeded will receive the following maintenance:  Year One: (first full growing season after original seeding/planting) - Developer/owner shall mow, using a rough-cut type mower, to a height of 5 to 8 inches, just over the height of the emerging native plants before weeds go to seed. The developer is assuming two mowing’s in the first season.  Year Two and Three: Spray invasive weed species as necessary. Conversation Easement A permanent conservation easement will be placed over all of the mitigation wetlands and buffer areas in accordance with Wetland Conservation Act rules. ________________________________ Developer: J and S Ventures 1, Inc., Vice President John Knoblauch, Vice President 3
