1 SUBJ: Approval of Plans and Specifications for Stratford Ridge
Project File No. 88-3 , Robert Pierce
1 This 15-lot subdivision is located adjacent to Minnewashta
Parkway approximately 0 . 6 miles south of Trunk Highway 7 . The
1 plat was approved by the City Council on February 8, 1988 .
The plans included the construction of sanitary sewer, watermain
and storm sewer along with the proposed road construction of
1 Stratford Ridge and Stratford Lane.
The plans adequately address looping of the watermain and fire
Ihydrant protection as required as per the final plat approval.
The Watershed District has given preliminary approval subject to
II the City Council' s approval for the discharge into Lake
Minnewashta from the ponding site along the rear of Lots 2 , 3 and
4 of Block 2 .
1 The plans show sanitary sewer and water services being extended
from Minnewashta Parkway for Lots 2 and 3 of Block 2 . These lots
must be serviced from Stratford Ridge due to the location of the
1 pond. In addition, it is desirable to provide the curb stops in
a standard location in the event of an emergency.
It is therefore recommended that the plans and specifications
1 dated "Received April 22, 1988" be approved upon the following
conditions:
Il . The developer shall obtain and comply with all conditions of
the Watershed District permit.
1 2 . Wood-fiber blanket or equivalent shall be utilized to stabi-
lize all slopes greater than 3 : 1.

3 . All erosion control shall be in place prior to the commen-
cement of any grading, and once in place shall remain in
place throughout the duration of construction. The developer
shall make periodic checks of the erosions control and make
repairs promptly. Removal shall be the responsibility of the
developer.
4 . Check dams shall be placed every 100 feet across all drainage
swales.
5 . Hay bales shall be placed and staked around all storm sewer
inlets.
6 . The applicant SHALL maintain one lane of traffic across
Minnewashta Parkway at all times. Both lanes MUST be open
and driveable during evening hours .
7 . The applicant shall provide for appropriate warning signs
along Minnewashta Parkway prior to the initiation of
construction along Minnewashta Parkway. I
8 . The applicant shall agree to daily clean up which includes on
and off-site clean up. i
9 . All public improvements shall conform to the City' s standards
for urban construction.
10. On-site disposal will not be allowed.
11. The OWNER must notify all residents affected by any water
interruption 24 hours in advance. The City will NOT be
responsible for notification.
12. All catch basin castings shall be R-3250-A or equivalent.
13. The beachlot landscaping plan shall be approved by the City
Planner prior to construction.
