SUBJ: Downtown Vitality: Expand Economic Development Opportunities
One of the priorities in the City Council's Key Financial Strategies was to expand the
development opportunities in downtown:
Chanhassen's downtown is often cited as a great asset. We will look at ways to
increase development in the downtown, ways to support existing businesses, and work
with Buy Chanhassen and the SW Metro Chamber on their efforts to support
downtown Chanhassen.
BACKGROUND
With the rezoning of a larger portion of the downtown the city has created the
opportunity for more intense development. In addition, the city is working with the
Riley- Purgatory -Bluff Creek Watershed District for stormwater improvements
downtown which will assist in maximizing development opportunities.
ANALYSIS
We have broken down the development into four scenarios. Attached is a map of
downtown illustrating the sites included in these scenarios.
1. Developing
Four projects were recently approved by the City Council and are shown on the
attached (New Retail Downtown). They include Chanhassen Great Plains Center,
Dakota Retail Center, Village Shops at Chanhassen, The Shops at Chanhassen.
2. Vacant City Ova ned
The city has the parcel for sale just west of the water treatment plant. There has been
interest in the property but, because of the access, an office user is best suited for the
site.

3. Potential for Redevelopment
• The Frontier Building connected to the Chanhassen Dinner Theater
• The Colonial Square building (former Kenny's Market)
• A building site in front of Byerly's (there is a use restriction with the existing restaurant
in Byerly's)
• Properties on West 79th Street East of Great Plains Boulevard
• Properties on West 79th Street West of Great Plains Boulevard
4. Vacant
Villages on the Ponds has two vacant sites. One slated is for a 30,000 square -foot office
building. The second site is a 20,000 square -foot mixed -use building with retail on the first floor
and housing above.
CONCLUSION
As housing and population continue to increase, the demand for support services, including
restaurants, will increase.
