Site Plan Amendment to the Matthews Building (98-3 SPR) located at the southwest
comer of the intersection of Audubon Road and Lake Drive West, and west of
Quantum Control, Eden Trace
On April 13, 1998, the City Council approved Site Plan 98-3 for Eden Trace Corp. as shown on the
plans dated received February 13, 1998, and subject to conditions. The plans reflected two buildings
attached through a wall to screen outdoor storage. The applicant is requesting approval to eliminate
the wall and outdoor storage area and increase the landscaping. Attached are two sets of plans. The
fIrst set reflects the original plan and the second shows the actual construction. The plans have been
improved and as mentioned earlier the only changes include increased landscaping, green space, and
elimination of the outdoor storage area. The original plans reflected total building square footage of
23,070 square feet and 16,174 square feet. These numbers remain the same. The outdoor storage
space had an area of 16,933 square feet which no longer exists. The green space has been increased
from 44% to 47 %.

RECOMMENDATION
Staff recommends the City Council approve an amendment to the Site Plan for Matthews Building
(SPR 98-3) for Eden Trace Corp. as shown on the plans dated received December 9, 1998 with the
following additional conditions:
1. The applicant enter into an addendum to the Site Plan Agreement reflecting the revised
Landscaping, Elevations, and Site Plans.
2. Outdoor storage is prohibited.
