Subject: Preserve at Bluff Creek 6th Addition, Chanhassen,MN—Final acceptance of Street and
Utility Improvements Ref: 0004181
Dear Steve:
Professional engineering services, including the design and observation of public improvements for
Preserve at Bluff Creek 6th Addition, have been provided by Westwood Professional Services, Inc.
The public street and utility improvements,which includes sanitary sewer, water main, storm sewer,
sidewalk and street construction were observed by our construction observer. Based upon
construction observations and record construction documents, it is our opinion that the public
improvements are in conformance with the approved plans and specifications for The Preserve at
Bluff Creek 6th Addition.
On behalf of the developer, we request the City of Chanhassen accept the public Street and Utility
improvements for City ownership and that the project surety be reduced to the minimum amount per
the conditions of the Developers Agreement for this project. Upon formal acceptance lien waivers
and warranty bond will be provided for the public improvements.

A RESOLUTION ACCEPTING THE STREETS & UTILITIES IN
THE PRESERVE AT BLUFF CREEK 6TH ADDITION
PROJECT NO. 14-09
WHEREAS,the City has received a letter from David Hempel of Westwood Professional
Services, indicating the above-referenced street and utility improvements have been completed in
conformance with the approved plans and specifications and all testing has been successfully
completed; and
WHEREAS, staff has performed a walk-through inspection and finds the improvements
acceptable for perpetual maintenance and ownership contingent upon receipt of lien waivers and a
two-year maintenance bond.
NOW,THEREFORE,BE IT RESOLVED that the Chanhassen City Council hereby
accepts the street and utility improvements in The Preserve at Bluff Creek 6th Addition, Project No.
14-09, for perpetual maintenance and ownership contingent upon receipt of lien waivers and a two-
year maintenance bond.
Passed and adopted by the Chanhassen City Council this 28th day of November,2016.
