Issue
The Land Use Plan and the Zoning Ordinance have to be consistent. The comprehensive plan
guides the property as Public/Semi-Public. The zoning map shows the property as Residential
Single Family.
If the Schroeder property was reguided to Residential-Low Density, the home would be in
compliance with the zoning and land use plan.
If the property was rezoned to Office Institutional, the home would become legal non-
conforming which would restrict expansion, intensification, replacement, structural change,
maintenance and repair.
SUMMARY
The zoning on the Schroeder's property is Residential Single Family. The Land Use was
incorrectly mapped on the 2000 Land Use Map. Staff is proposing to correct the land use map to
reflect low density residential land use.
