Accept Street & Storm Drainage Improvements in The Wood at
Longacres 3rd Addition - Project No. 96-2
Staff has received a letter fromiMr. Ken Adolf, Project Engineer with Schoell &
Madson, Inc., requesting the City consider acceptance of the public street and storm
drainage improvements in the above-referenced project. According to Mr. Adolf, the
public street and storm drainage improvements have been completed in accordance
with the approved plans and specifications. The public street and storm drainage
improvements have been tested and approved by City staff. Staff has performed a
walk-through inspection of the project and found the project ready for final acceptance.
It is therefore recommended that the City Council acc~t the public street and storm
drainage improvements in The Woods at Longacres 3 Addition, Project No. 96-2, for
perpetual maintenance and ownership conditioned upon the developer and/or
contractor supplying the City with an acceptable maintenance bond guaranteeing the
street and storm drainage improvements for a two-year period commencing on the date
of acceptance.

Dear Dave:
Based on our discussion with Bill Bement, we understand that all work, including
the punch list items, on The Woods At Longacres 3rd Addition has been completed.
Schoell & Madson, Inc. staff provided part-time construction observation and
construction staking on this project. On this basis, we certify that the public
improvements were constructed in substantial compliance with the approved plans and
specifications. On behalf of Lundgren Bros.. Construction, we are requesting that the
public streets and storm sewer now be accepted by the City, and that the warranty
period start. Nodland Construction Co., Inc., the contractor, has already provided the
maintenance bond to the City. Please advise us of the warranty start date for the bond.
We are also requesting that any remaining letter of credit now be released.
