Approve Addendum B to the Development Contract for
Woodridge Heights and Woodridge Heights 2nd Addition
Project Nos. 97;,-5 & 98-8
The replatting of Lots 13 through 16, Block 3, Woodridge Heights Addition into
W oodridge Heights 3rd Addition results in the necessity to amend the original
development contract to include this new plat. The only public improvements
necessary in conjunction with this replat is the extension of sewer and water
service to Lot 4. The attached Addendum B extends the conditions of approval of
Wood ridge Heights to Woodridge Heights 2nd Addition to also apply to this 3rd
Addition. It is therefore recommended that the City Council approve Addendum
B to the development contract for Woodridge Heights and Woodridge Heights 2nd
Addition conditioned upon the developer paying the City administration fees in the
amount of $1,048.33.

ADDENDUM "B"
TO WOODRIDGE HEIGHTS AND WOODRIDGE HEIGHTS 2ND
ADDITION
DEVELOPMENT CONTRACT
SPECIAL PROVISIONS
AGREEMENTS dated April 13, 1998, by and between the CITY OF CHANHASSEN,
a Minnesota municipal corporation ("City"), and CENTEX HOMES, a Nevada General
Partnership (the "Developer").
1. BACKGROUND. The parties have previously entered into a development contract
and Addendum "A" to the Development Contract for Woodridge Heights and Woodridge Heights
2nd Addition dated March 10, 1997 (the "Development Contract"). The Development Contract
was recorded on April 10, 1997 as Carver County Torrens Document No. T96214. Addendum
"A" dated November 24, 1997 was recorded January 14, 1998 as Torrens Document No.
T99894. The developer is now platting W oodridge Heights 3rd Addition which property was
originally platted as Woodridge Heights Addition (Lots 13-16, Bk. 3).

2. EXTENSION OF DEVELOPMENT CONTRACT. The Development Contract
shall remain in full force and effect with the modifications listed in the special conditions below.
3. SPECIAL CONDITIONS. In addition to the terms and conditions outlined in the
development contract, the following amendments shall apply:
a) Plan "B" Grading, Drainage and Erosion Control Plans dated February 14, 1997,
revised March 10, 1997, shall also include the Grading and Erosion Control plans for Woodridge
Heights and Woodridge Heights 2nd Addition dated February 13, 1998, prepared by Westwood
Professional Services, Inc.
b) The well and septic system abandonment for Lots 3 and 4 shall be coordinated
with the City's Building Inspection Division.
c) Typical water and sewer hookup fees will be applicable and collected at time of
building permit issuance.
d) A revised as-built grading and utility plan, and tie cards that reflect correct lot
numbers and plat name shall be supplied to the City upon completion of the utility extension to
Lot 3.
e) All disturbed areas as a result of grading shall be topsoiled, seeded and mulched
within two weeks after grading is completed.
f) The developer will be responsible for the extension of a one-inch water service and
six-inch sanitary sewer service from Briarwood Court to the lot. Utility installation shall be in
accordance with the City of Chanhassen 1998 Standard Specifications and Detail Plates. This
work is to be inspected by the City's Engineering Department. Utility extension to Lot 3 shall
occur prior to the final lift of asphalt pavement being installed in Briarwood Court. All street
restoration shall be completed with 7 days after construction commences on the utility service.

One lane of traffic shall be maintained at all times. The contractor shall be responsible for
providing traffic control.
g) No direct lot access shall be permitted on to Galpin Boulevard or Lake Lucy Road.
h) The drain tile located at the rear of existing Lot 16 shall be relocated to
accommodate the new lots.
i) The additional lot will be required to have one deciduous tree planted in the front
yard setback area corresponding with the landscape plan for the other homes on Briarwood
Court.
j) The proposed plat shall pay an additional park and trail fee for the additional one
Lot. Parks and trail fees for the 3rd Addition shall be paid at the rate in effect at the time of
building permit application.
4. RECORDING. The Development Contract and this Addendum "B" shall be recorded
against all lots and blocks in W oodridge Heights 3rd Addition.
