Bluff Creek Ownership
This information is a follow up to the Council work session regarding the Bluff
Creek Overlay District. The Council wanted to review what properties the city or
any other governmental unit has control of or owns. Attached are two maps, one
has the city owned property, watershed limits and wetlands. The other map has
the primary zone for the corridor. As you can see, the city has already created a
strong corridor. If you were to overlay the trails in this area, the linkage would be
even greater.
Acquisition of and the development of the parcels between Lyman Boulevard and
Pioneer Trail are critical for the continuity of the corridor. One piece that has
been previously identified as a potential acquisition/preservation parcel is the
Degler farm property located at the southeast comer of Lyman and Audubon. The
overlay district would provide for the dedication of the primary corridor. There
are significant wetlands south of Lyman just west of the proposed Hwy. 212.
This will allow for the continuation of the corridor without significant density
transfer. There are large lot subdivisions that have been developed that will make
it more difficult to maintain the corridor, this includes parts ofthe Hesse Farm and
the Homestead Lane subdivision. Consideration for acquisition should be given
to parcels that are intended to remain as preservation areas such as the Seminary
Fen site and those areas south ofTH 212/169.
