A RESOLUTION APPROVING A METES AND BOUNDS SUBDIVISION
LOT 1, BLOCK 3, THE WOODS AT LONGACRES, CHARLES AND IRENE SONG
WHEREAS, the applicant is requesting to subdivide 1.737 acre parcel into two single family
lots of 32,753 square feet and 42,942 square feet.
NOW, THEREFORE, BE IT RESOLVED that the Chanhassen City Council hereby
approves the metes and bounds subdivision of the Song property legally described as Lot 1, Block 3,
The Woods At Longacres (Subdivision #97-9) as shown on the plans dated November 17, 1997, and
as amended by staff, subject to the following conditions:
1. A fifteen foot tree removal limit shall be established around any proposed structure.
The proposed driveway should be granted a cross-access easement to provide the least
amount of incline.
3. Retaining walls shall be used along the driveway to reduce grading.
A tree survey must be submitted with the building permit that includes all significant trees
in the grading limits and within 15 feet of the grading limits.
All areas disturbed during site grading shall be immediately restored with seed and disc-
mulched or wood fiber blanket within two weeks of completing site grading. Ail areas
disturbed with slopes of 3:1 or greater shall be restored with sod or seed and wood fiber
blanket in accordance to the City's Best Management Practices Handbook for erosion and
sedimentation control.

Full park and trail fees be paid in accordance with the City Ordinances.
A detailed grading, drainage, erosion control and tree removal plan will be required at
time of building permit application for staff review and approval. The driveway grades
must adhere to the City's driveway ordinance of 0.50% minimum and 10% maximum.
The driveway (Parcel A) may encroach upon Parcel B subject to a cross-access easement
over Parcel B. The plans shall include driveway grades, lowest floor, top of block and
garage floor elevations pursuant to City codes.
Sanitary sewer and water hookup fees shall be collected at time of building permit
issuance for Parcel A.
The developer shall, at time of signing the lot split, pay the City $450 for administrative,
GIS and recording fees.
Erosion control measures shall be used along the westerly drainage easement line. No
alteration shall be permitted within the drainage easement.
The ingress and egress easement shown along the west and east of Parcel A shall be eliminated.
From the high point of the lot, no walkouts shall be allowed on the southern half of the
property.
The existing home on Parcel B must connect to city water, should the well fail in the future.
