Approve Revised Grading Plan and Approve Request for Time Extension for
Landscape Improvements - W oodridge Heights and W oodridge Heights 2nd
Additions - Project No. 97-5
SITE GRADING
Over the course of site grading it was found that earthwork quantities were significantly off. The
project generated approximately 20,000 cubic yards of excess material on the site. The
combination of revising lot elevations as well as exporting the material from the site, the
developer has disposed of all of the excess material. At the time of construction staff felt that the
revisions to the grading plan were not significant enough to halt construction and bring the
revised plans back to the City Council for approval. All the grading work has been completed per
the revised plan and all disturbed areas re-seeded. Most of the grading changes occurred between
Manchester Drive and Briarwood Court and adjacent to Highgate Circle. Since the approved
grading plan has now been revised it is appropriate to request the City Council approve the
revised grading plan and amend the development contract accordingly.
It is therefore recommended that the City Council approved the revised grading and erosion
control plan dated July 15, 1997, revised October 21, 1997, prepared by Westwood Professional
Services, Inc. conditioned upon the developer executing Addendum A to the development
contract for Woodridge Heights and pay the City an administration and recording fee of $300.
LANDSCAPING
Due to time constraints during the 1997 planting season, Centex Homes was unable to complete
the required landscaping along Lake Lucy Road and Block 3, Woodridge Heights as specified in

the Development Contract for W oodridge Heights. Centex Homes requests an extension until
June 15, 1998. Staff concurs with the extension and recommends adding the condition that buffer
yardilandscaping in the rear yards of Block 3, Woodridge Heights, along Lake Lucy Road and on
the slope of Outlot A, Woodridge Heights 2nd Addition also be installed by June 15, 1998. Since
the original deadline was a condition of plat approval, the City Council will need to approve this
request and amend the development contract accordingly.
It is therefore recommended that the City Council grant the developer a time extension to June
15, 1998 to complete the buffer yard landscape improvements in the rear yards of Block 3,
Woodridge Heights, along Lake Lucy Road and Outlot A, Woodridge Heights 2nd Addition.
