Staff has received a request from Eden Trace Corporation, developer of the property, for
the vacation ofthe perimeter drainage and utility easements on Lots 1,2 and 3, Block 1,
Chanhassen West Business Park.
BACKGROUND
The Chanhassen West Business Park plat was approved by City Council on
September 29,2005. In June, 2006 the developer submitted plans for the Waytek
building. Due to the size ofthe proposed Waytek building and adjacent parking, the
applicant is requesting to add a portion of Lots 1 and 2, Block 1 to Lot 3, Block 1,
referenced as "Parcel A" in this report. The remaining area south of Lot 3 will become
one lot, referenced as "Parcel B" in this report.
DISCUSSION
In conjunction with the proposed lot subdivision, the existing drainage and utility
easements on Lots 1 through 3 are proposed to be vacated. There are no utilities within
the proposed easement vacation areas.
The proposed easements on Parcels A and Bare lO-feet wide at the front and back and
five feet along the side lot lines. The storm sewer that will be installed along the
common property line between Parcels A and B will be privately owned and maintained,
therefore additional easement area is not required.
RECOMMENDA TION
Staff recommends that the Chanhassen City Council approves a resolution vacating the
drainage and utility easements within Lots 1,2 and 3, Block 1 Chanhassen West Business
Park.

NOTICE IS HEREBY GIVEN that the Chanhassen CIty Council will hold a public
heanng on Monday, August 14,2006, at 7:00 p.m. in the Council Chambers at Chanhassen CIty
Hall, 7700 Market Boulevard. The purpose of thIS hearing is to consIder the request of Eden
Trace CorporatIOn for the vacation of dramage and utility easements on Lots 1,2 and 3, Block 2,
