RE: City of Chanhassen 2040 Comprehensive Plan Land Use Map – Amendment Request
Dear Bob Generous:
Thank you for the opportunity to review and comment on the proposed amendment to the City of
Chanhassen’s 2040 Comprehensive Plan (Plan) Land Use Map for the property located at Crimson Bay
Road. The Minnehaha Creek Watershed District (MCWD or District) has reviewed the proposed
amendment to change the Plan’s Land Use Map from Residential Large Lot (2.5 acres minimum lot) to
Residential Low Density (up to 4.0 units per acre) and has no major comments.
Based on our review of the proposed Land Use Map change, it is likely the development of new units/
single family homes on these parcels proposed to be zoned to Residential Low Density may trigger the
following and/or additional MCWD Rules:
• Erosion Control Rule: The project will disturb 5000 square feet or 50 cubic yards.
• Wetland Protection Rule: Wetland buffers will be required on site(s) bordering a wetland.
• Stormwater Management Rule: Subdividing a parcel of one acre or more into three or more lots
requires stormwater treatment.
• Wetland Conservation Act (WCA): A wetland delineation and WCA application will be required.
The City of Chanhassen is the designated Local Government Unit (LGU) for MCWD’s Erosion Control,
Wetland Protection, and Stormwater Management Rules, as well as the Wetland Conservation Act
(WCA). Depending on the scope of potential changes to each lot, MCWD encourages any potential
project applicants to contact MCWD’s Permitting Program to determine any additional MCWD rule
triggers.
