Fwd_ Proposed Comprehensive Plan Amendment for Crimson Bay Rd URGENTI am forwarding this on behalf of our neighbors. Thank you. ---------- Forwarded message --------- From: <rolson1202@aol.com <mailto:rolson1202@aol.com> > Date: Mon, Jun 19, 2023 at 3:31 PM Subject: Proposed Comprehensive Plan Amendment for Crimson Bay Rd To: bgenerous@chanhassenmn.gov <mailto:bgenerous@chanhassenmn.gov> <bgenerous@chanhassenmn.gov <mailto:bgenerous@chanhassenmn.gov> > Cc: rose.mastricola@gmail.com <mailto:rose.mastricola@gmail.com> <rose.mastricola@gmail.com <mailto:rose.mastricola@gmail.com> > Bob Generous: This is Rob Olson. My wife, Cali & I live at 7700 Crimson Bay Road. We reviewed the documents related to Darlene Hanson's application to amend the Comprehensive Plan Land Use for properties located on Crimson Bay Rd. We believe that there are errors and misunderstandings of the stuation and request. We would like to correct and clarify these prior to the meeting scheduled for tomorrow evening. We are NOT in favor of the proposed motion/amendment. The majority of owners on Crimson Bay are NOT in favor of the motion/amendment. All neighbors support Darlene Hanson's request to divide her lot. We want to find a way to do this without any actions negatively impacting our properties. We have no interest in dividing our lot or having the potential to divide our lot in the future. Rob Olson signed the document that Darlene provided us so that Darlene would have the opportunity to explore her options including having HER lot rezoned. However, we do not want to be considered an applicant. We would like to continue to support Darlene's request, but withdraw any unintentional agreement/request to have our lot rezoned. On the notice that was sent out, the applicant is listed as Darlene Hanson, et al. We would like Rob (& Cali) Olson's name removed. I want to stress, that the language stated in the analysis that "...three of the five property owners on Crimson Bay Road have requested that the land use be changed to Residential - Low Density." is incorrect. One of the three is Darlene Hanson. The other two would be Rose (& John) Mastricola and Rob (& Cali) Olson. We believe The Mastricola's have already communicated via email to you their position; however, my wife and I do not want to be considered as wanting our property or that of our neighbors rezoned. We would agree to have Darlene's property rezoned as an exception. It is my understanding that Mary Hageman is not an applicant for this requested amendment, and that her name was included by mistake. Your documents state that the city has a relatively high level of discretion in approving Darlene's request for rezoning. We request that you excercise that discretion to find another way to allow Darlene to subdivide her property. 1. Darlene's lot as I understand it, is the largest lot of those on Crimson Bay Rd. Is it not large enough to divide without the need to rezone it? 2. Instead of rezoning, if necessary, can Darlene get a variance to divide the lot? 3. Does the lot that Darlene wants to create need to be part of the Crimson Bay properties? Could it stand alone like other properties off of Highway 5? Please clarify how the proposed extension of sewer and water is seen as the impetus for Darlene's request to divide her land. I think the impetus for Darlene's request is a personal one made out of necessity. Lastly, while reviewing the application request and the agenda packet, the staff recommends that the Planning Commission approve the amendment to change our status from Large Lot to Low Density. We do not believe that anyone who would be impacted by this wants this change with the possible exception of Darlene, and even then, only as her last resort. Our request is that the staff and Planning Commission find a way to help Darlene accomplish her goal without having the method of doing so negatively impact the others who live on Crimson Bay Road.
