VARIANCE 2024- I8
1, Permit. Subject to the lerms and conditions set forth herein, the City of Chanhassen hereby
grants the follorving variance:
'fhe Chanhassen Board ofAppeals and Adjustments approvcs the variance requcst for an
addition to thc singie-family home within the bluff and require bluff setbacks subject to the
conditions herein.
2. Propertv. The variance is for a property situated in thc City ofChanhassen, Carver C'ounty,
Minnesota, and legally described in Exhibit A.
3. Conditions. The variance approval is subject to the following conditions:
1 . Building plans must provide sufficient information 1o verify that proposcd
building mcets all rcquiremcnts of the Minncsota State Building Code, additional
comments or requirements may bc rcquircd after plan revierv.
2. A buitding permit must bc obtaincd before beginning any construction.
3. Retaining walls (ifpresent) more than four leet high, measured from the bottom
ofthe footing to the top ofthe wall, must be designed by a professional engineer
and a building permit mr.rst be obtained prior to construction. Retaining walls (if
present) under four fect in height require a zoning permit.
4. Shall obtain all other required permits and adhere to regulations fiom outside
agencies, such as Minnehaha Creek Watershed District.
5. Provide a grading sheet to show how grading ftom thc ncw structure will tie inlo
the biuff.
lnstall silt fence around the improvements and other BMPs as necessary.
No construction stagging on the bluff or thc wetland.
Add the edge ofthe tree canopy line to the building plans.
Tree protection fencing should be placed outside of the dripline oftrees that are
intended to be preserved.
4. Lapse, If withinone(l)yearof the issuarrce ofthis variance the allowed constuction has not
been substantially completed, this variance shall lapse.
