Finn Daniels, Inc. (Architect) on behalf of 5358 Jackson Drive, LLC (owner) and Border
Foods, LLC (franchisee) is submitting this application for Minor Amendment to existing
PUD with respect to the existing Taco Bell located at 975 W. 78th Street.
The Minor Amendment to existing PUD applied for is with respect to items outlined in the
‘Building Materials and Design’ section of the Chanhassen Retail Center PUD. Specifically
with respect to painted surfaces and roof mounted equipment screened by pitched roofs.
The design as outlined on the plans submitted represent Taco Bell Corporate’s design
standards directed to franchisees to adhere to when remodels occur to maintain
franchisee agreements including overall building design, materials, and finishes.
The new finishes indicated on the plans of painted EIFS and painted fiber cement siding
meet Taco Bell Corporate’s design standards and are also consistent with the existing EIFS
finish on the building as it exists today.
The existing building has a sloped clay tile roof around the perimeter that extends up to
parapet height to screen the existing roof equipment. This sloped clay tile roof design is no
longer permitted by Taco Bell Corporate. The design as submitted is to build over the
existing sloped roof and “square off” the wall/parapet condition and will continue to
provide screening of the existing roof equipment.
