Project Summary
Eden Springs is a proposed assisted living facility with memory care, located at 1620 Arboretum
Boulevard in Chanhassen. At 3.5 acres, this submittal proposes to build two 12,965 square foot custom
homes in two phases, each accommodating 17 senior residents, that will be connected by a hallway.
These homes will be situated on the property in a way that is inviting to families and a pleasant sight for
the community. The property is adjacent to Lake Ann Park and will integrate well into the area with
minimal noise or disruption to traffic.
Each building represents a Phase of construction, the first starting as soon as possible, and the second
following after the first is filled with residents.
We believe this project is an excellent opportunity to provide substantial benefits to the City of
Chanhassen. By offering an excellent quality of life for seniors, this project can create employment
opportunities for locals, and generate reliable tax revenue for the city.

· Sprinklered - Full NFPA 13.
· The two buildings will be separated per the MN Building Code requirements with an
enclosed hallway, the technical term being a pedestrian walkway.

The mechanical system proposed will be within the interior space of the building,
and not visible to view from the road. There likely will be condensing units on
grade between the buildings north of the connecting hallway.
