IN RE; Apptication of City ofChanhassen - Planning Case No. 2025-04, Clianhassen Bluffs
Request for Subdivision of land for purposes of constnlcting a community center.
On May 6, 2025. the Chanhassen Planning Commission met at its regularly scheduled
meeting to consider the application of the City of Chanhassen for a subdivision request
associatcd with thc proposed Chanhassen Bluffs Community Ccntcr. The Planning Commission
conducted a public hearing on the proposed development preceded by published and mailed
noticc. The Planning Commission heard testimony fiom all interested persons wishing to speak
and now makes the following:

L The property is guided in the Land Use Plan for Office and Commercial development
2. The legal description ofthe property is: Outlot E, Avienda Townhomes
3. SUBDIVISION FINDINGS
a) The proposcd subdivision is consistent with thc zoning ordinancc.
Finding: Subdivrsion meets all ofthe requircments ofthe Avienda Planned Unit
Development "PUD" zoning ordinance.
b) The proposed subdivision is consistent with all applicable city, county and regional plans
including but not limited to the City's Comprehensive Plan;
Finding: Subdivision is consislent with applicable city. county and regional plans including
the City's Comprehensive Plan.
c) The physical characteristics ofthe site, including but not limited to topography, soils,
vegetation, susceptibility to erosion and siltation, susceptibility to flooding, and stormwater
drainage are suitable for the proposed developurent;
Finding: The subject property is suitable ibr the proposed developrnent.
d) The proposed subdivision rnakes adequate provision for water supply. stonn drainage,
sewage disposal, streets, crosion control and all othcr improvcments required by thc
subdivision ordinance;
Finding: The developrnent plans adequately demonstrate the ability to serve the site widt
sanitary. water, stormwater utilities and erosion control.
e) The proposed subdivision will not cause signihcant environmeutal damage subject to
compliance with the conditions ofapproval;
Finding: The proposed subdivision corrforms to City Code and will not cause signrticant
damage to the environment.
l) The proposed subdivision will not conflict with easements of record;
Finding: TIie proposed subdivision does not conflict with easetnents ofrecord following the
City releasing the cxisting drainagc and utility cascmcnt over the cntircty of Outlot E,
Avienda Townhomes plat.
g) The proposed subdivision is not premature. A subdivision is premature if any ofthe
tbllowing exists:
Finding: The proposed subdivision is not premature as it has adequate access and space for
stomlwater drainage, adequate roadways. sanitary se,,ver systems, and public improvements
and support systcms.
