and plans required by applicable City Ordinance provisions. Before filing this application, you should confer with the
Planning Department to determine the specific ordinance and procedural requirements applicable to your application.
A determination of completeness of the application shan be made within 15 business days of application submittal. A written
notice of application deficiencies shall be mailed to the applicant within 15 business days of application.

RE: Walgreens Retail Land Use Application
Dear Ms. AI-Jaff:
Please accept this land use application on behalf of Anxon Inc. for the development of a
Walgreens at 2499 Highway 7 and a Retail Building in the parking lot of2487 Highway
7. These two properties are located in the Neighborhood Business District for which
retail and service land uses are permitted by City Code. We are submitting for the
following:
. Conditional Use Permit: Walgreens Drive-Thru
. Conditional Use Permit: Second Business on a Tax Parcel
. Site Plan: Walgreens
. Site Plan: Retail Building
. Lot Line Rearrangement (Administrative Metes and Bounds Survey)
We also understand that there will need to be easement vacations and creations both by
metes and bounds descriptions, as well as easement agreements for cross-access and
parking for the shopping center. In terms of the Walgreens site plan and building
architecture, there has been much early staff involvement so as to present a product that
the City will be proud of. We also intend to dress up the shopping center parking lot and
building itself and we look forward to discussions with the Planning Commission and
