Public Present' Eugene Strobel %andra P, eitsma La}-]*',,/ Perkins [;~alqdy rpat. z ke Redmond Products Redmond Products Redmond Products Redmond Products .~o Ann O].sen presented the staff report on this item. Chairman Conrad called hhe public hearing to order. Eugene Strobe].: Hy name is Eugene Strobe.i.. I'm the engineering manager ~it.h Redmond Products, What ~e're proposing to do is increase the parking from 175 parking spaces to 279. This ~s to meet the current needs and some {Ltt. u. re needs that we're looking at for the site,, A {e~ things that:, e~ere mentioned in the staff report that I'd 1. iRe to c].arify. One, ~4e are asking for a variance for the percent o{' impervious paved area and that's tncreas;tng it {rom 70~ to Fe~. Hot,.~ever, this is based en the adjusted square footage ef the site. It doesn't take into consideration the entire site ~hich extends Beyond the frontage road. ~nd i.f you. incorporate the 1 acre plus property that sits south o{ the frontage road, that eJeuld drop that percentage do~4n be~o~ 70~. Second~y, the berm en the south edge of the property that ~e're cutting into, ~e ~ili net change the height ef that berm. What ~4e're doing is terracing the north side of the berm which the building side so the vie~4 from TH 5 ~ill be as it is new. The height t.,~en't change. We should not make the parking lot more vie~bie. Ne are proposing to move the entrance, the easterly entrance to the property further east and the center ~ine e{ the drive~ay ~4ouJ~d be 40 feet from the property line. Our adiacent neighbor, his entrance is very ciesete his properly line so there is a c~ese proximity. HoNorer, ]i'd like to out that this is 1 ef 3 entrances te our site. It's not for truck traffic. It's a secolqdary entrance to the employee vehicle car parkin8 and 9.~here ~e expect traffic in and out of the parking lot Hould be during shift change or at the start and c~ose of the business day so ~,~e don't ¢ee~ that that ~gou~d represent a hazard to other traffic on the adjacent property. Also, I'd ~ike to point out that the variances that ~Je're ask~n8 for are not tempe~-ary as indicated in ~he report. Me're not looking {er a short term se.~u-tion to a problem that ~e have currently. So the amendments to, if it should be approved, e{ putting it back into original condition in 3 years ~s net sornethJ, ng that we're looking for. As most of you know we had a site plan and some things that we were 8oin~ to do~ in fact starting 'this summer out o~'~ a site. t think it's a 54 acre site out in your industrial park. After coming to Redmond I caused us to do some strategic looking down the road 5 to F years as te just uhere ue uould be in saJ~es and ~here we might want to be located te manufacture those items. Ne tike it very much here and Hould like te stay in Chanhassen. he'd like te develop this cite a }it'Lle bit more so that ~e can maximize the possibi].ities on this site and we think that it has considerable opportunity te us and also te the City ef Ohanhassen. 8y the ~ay I should pent,on I Has a City Ceunoi2Lman myse.~f and put 3 years in that position so i can appreciate some ef the things that you 'Fo~ks have to 8o threu{~h and some o{ the things you have te wrestle with.
