Discussion
•On April 28, 2014, the City Council approved a site plan for an 8,000 square-foot multi-tenant
building with 53 parking stalls.
•The applicant is requesting an amendment to the Site Plan Agreement to reconfigure the parking lot
and improve traffic circulation for the property.
•The required number of parking spaces for the proposed uses per ordinance is 65.
•The applicant is proposing to provide 55 spaces.
•The applicant is requesting deferment of adding the 10 parking spaces as they believe they are not
needed and that the main issue with the site is the drive-thru queue, not parking.
Should the City, in its sole discretion, determine that the parking demand exceeds the number of
spaces provided, the City may terminate the parking deferment and require the applicant to construct
the additional 10 stalls.

The City Council approves the Amendment to the Dakota Retail Site Plan Agreement #2014-11.
