Narrative for the
Amendment to the Southwest Village Planed Unit Development and Site Plan
Review Application
We are seeking an amendment to the PUD and Site Plan Review. There are some changes in the plans
from those adopted in 2006 and we are seeking formal approval of the current Development Plans as
submitted.
The original plans for Southwest Village included the following:
• Two retail/restaurant buildings totaling 17,000 square feet of space (8,500 SF each) on Lot 2.
• A parking Ramp
• Residential housing
The current plans for Development will now include the following:
• One retail building with a drive-thru totaling approximately 12,600 square feet of space on Lot 2.
The building will likely house two tenants (1830 SF and 10,081 SF) and a mechanical room of
689 SF
Location
The site is presently .94 acres of vacant land and located next to Southwest Transit Ramp at the corner of
Highway 101 and 212.
Site Development
As shown on the Concept Site Plan, the proposed development will have an approximate 12,600 square
foot building with a drive-thru housing retail service and retail. Primary access to the site will be from
either MN 101 or Lyman Blvd.
The property is currently platted as one lot.
Building Architecture
As shown on the Architectural Elevations, the architecture and storefronts of the proposed buildings will
use a combination of various building materials (brick, metal, glass). The building will feature a patio area
between the two tenants as well as a patio area on the north side of the building adjacent to the transit
station office. Traditional signage will be provided on the four sides of the building.
Site Utilities
Public utilities for sanitary sewer, watermain and storm sewer service will be made from the site within the
adjacent roadway right-of ways. Other utilities (i.e., gas, electric, telephone) are also available to serve
the site.
Once completed, this development will complete the original vision for Southwest Village.
