This information was compared to trip generation information presented in the original Traffic Study, which was completed for the development in May 2004. Existing Conditions The project site is currently vacant. The proposed development will be located next to the existing Southwest Transit parking ramp located at 650 Village Drive. The existing development currently consists of 38 townhouse units south of Village Drive and a parking ramp with 600 parking stalls north of Village Drive. Proposed Development Characteristics The proposed project consists of constructing a new building with a 1,950 square foot coffee shop and 10,850 square feet for coworking/subscription retail space. Access will be provided at one location on Village Drive. The proposed site plan is attached to this memo. Trip Generation Development with Coffee Shop and Coworking/Subscription Retail Space Weekday a.m. and p.m. peak hour trip generation for the proposed development and existing uses were calculated based on data presented in the eleventh edition of Trip Generation, published by the Institute of Transportation Engineers (ITE). The Small Office land use (ITE 712) was used for the coworking/subscription retail space. The resultant trip generation estimates are shown in Table 1. Trip Generation Comparison A comparison shows the current trip generation estimates are lower than the May 2004 estimates during all time periods. The current land uses will have less impact on traffic operations than reported in the May 2004 study. Coffee Shop Drive-Through Lane As shown in the site plan, the proposed coffee shop drive-through lane is designed to accommodate up to 14 vehicles on-site. Information from the coffee shop operator indicates the maximum vehicle is estimated at 10 vehicles from 6:30 to 7:30 a.m. with an average order time of three minutes.
