grants the following variance:
The Chanhassen Board of Appeals and Adiustments approves the variance request for the
use of a single-family dwelling as a two-family dwelling'

3. Conditions. The variance approval is subject to the following conditiofls:
1. A building pennit rnust be obtained prior to construction'

building/structure meets all requirernents of the Minnesota State Building Code;
additional comments or requirements may be required after plan review.
3. Retailing walls (if presen$more than four feet high, measured from the bottorn of the
footing to the top oithe wall, must be designed by a professional engineer and a building
per:nit-must be obtained prior to construction. Itetaining walls (if present) under four feet
in height require a zoning permit'
4. The installatiol of any improvements on the site shall rneet all applicable jurisdictional
requirements, including but not limited to the Minnesota Department of Natural
Resources and the Riley Purgatoly Bluff Creek Watershed District, and all applicable
pcnnits shall be obtained prior to any site improvements'
5. The exter-ior of the home shall rnaintain the appearance of a single-family horne.
6. No separate entrance may be created for the aparlment above the garage.
7. Separate utility services may not be established'

4. Lap.se. If within one (1) yeal of the issuance of this variance the allowed construction has not
been substantially cornpleted, this variance shall lapse.
