A shared driveway with the neighbor to the north is causing the hardcover percentage to exceed the allowable 25% by 3.7%. The two properties are sloped from North to South and due to the grade of the property at 540, to the north, the neighbor is unable to have a driveway to access their house on their own property. An easement has been granted to 540 to share a driveway located on 536 to access the home. Without the shared driveway the property at 540 would by inaccessible To reach the grade at 540 and keep the driveway to a 10% maximum slope some retaining wall is required to transition the driveway down the slope and to the neighboring property to the south.
